Recently, we sat down with APOGEE Director of Project Management, Kayla Beller, to discuss one of the newest developments in our pipeline: Ascend on 75. Below is a summary of our conversation, and answers to some of our most asked questions about the development!
Q: Tell us a little about the project as a whole.
A: Ascend on 75 is 107 apartment community in Bellevue, NE, located right off of Highway 75 just 10 minutes away from Midtown Omaha and Eppley Airfield. This pet-friendly community is comprised of a mix of studios, one-, two-, and three-bedroom apartments and fantastic amenities including a fitness center with state-of-the-art equipment (fitness mirror and Echelon training bike), package lockers, a courtyard with grills, and detached garages.
Q: What were some of the determining factors for the location?
A: We did a market study for the site and found that Sarpy county has a housing shortage and can support construction of about 365 new rental homes annually, or a total of 1825 apartments through 2025. We have other properties in the area and recognize the need, so we were quick to deploy a plan to act on that need.
Q: Is there anything about Ascend that will make it unique from other properties in the Metonic portfolio?
A: It’s similar – a 3-story garden style walk up. However, a lot of the finishes are different, the layout of the site is different. I think it’s going to feel really warm and inviting. We utilized a lot of earth-tones in the branding and design choices; it’s similar, but different enough to make it stand out.
Q: How do you go about choosing finishes that are hitting the mark of “on trend” but also classic enough to stand the test of time?
A: We always want to do something kind of different and cool so that when people go see three different properties, ours stands out. However, we want it to be something that is still relatively classic that doesn’t go out of date in five years that requires a large capital project to renovate it. We are very strategic in choosing finishes and amenities that will be attractive right now as well as in the future.
Q: What timeline are we looking at for construction?
A: We are looking to start grading in April, with construction hopefully complete by August of 2022. The first building will be complete 10 months after construction start, with the other two buildings being delivered every two months to allow for a phased lease-up schedule. The staff will be given apartments when buildings are delivered so that they have stages of apartments to lease.
Q: What would you say is your favorite part of this development project?
A: The product and home layouts are really great! Potential residents are going to love the spaces; the design is different than other things that we have done in the past with the earthy and natural finishes and branding. I’m really excited to show all of our partners (including investors, renters, colleagues, etc.) this product as I think it’s something that we will all be proud of and excited to show off.
